Guide to renting out your property

Step 1 - Book a FREE no obligation valuation 

Book a valuation with Prime Metro Properties experienced Lettings Valuer to discuss your requirements as a Landlord. The Valuer will establish a comparable market price for your property taking into consideration the area, demand and condition of your property. We will advise you on the best way to receive maximum rental return. 

We will explain our services to you, Let Only, Let and Rent Collection and Fully Managed and agree the best service to suit your needs. 

Step 2 - Instructing Prime Metro 

Upon Prime Metro's instruction, we will need a signed copy of our Terms of Business outlining the service you wish to instruct us on. We will organise marketing material such as professional photos, floorplan and we will need to obtain a copy of the EPC rating (Electrical Performance Certificate). We will advertise on the largest property portals in the UK including Zoopla and Rightmove achieving maximum exposure. 

We will collect keys or organise access arrangements to ensure we can always conduct viewings. 

Step 3 - Accepting an offer and Tenant move in

Once a potential tenant has been found, we collect all relevant references, instruct an external referencing agency to carry out a full check and will negotiate on your behalf to achieve the desired rent. We arrange a check in inventory and lodge the deposit with the DPS (Deposit Protection Scheme) upon your request. We will draw up the Tenancy Agreement's and ensure there is a Gas Safety Certificate and any other legal requirements, should this be applicable. If you have decided to instruct us on our fully managed service we will inform all utilities of the new move in. We will keep you updated throughout the lettings process ensuring a smooth and successful move in.
